A reverse phone lookup is a handy tool that lets you to find out just who owns a phone simply by entering in the phone number. It comes in handy when you want to find out information about a phone number.

There are plenty of reasons you may want to use a reverse phone lookup. If you’ve been dealing with crank calls, or maybe you are seeing an unfamiliar number on your call display. Some people, worried if their spouse is cheating, use this service to find out more about numbers they find on their spouse’s cell phone.

You can find out about cell phone numbers and unlisted numbers as well. These lookups are referred to as a cell phone reverse lookup. Some organizations have set up businesses where they put together huge databases of information on just about every number there is.

Expect to pay a charge for this service, it’s inexpensive. First though, there is something you can try to get this information free of charge!

It’s easy. Just open Google and type the phone number you want to search about. Be sure to enclose it in quotation marks, then run your search.

This works because sometimes the phone number may have been published online at one time or another. If the person put up classified ads on the internet or completed a profile page on a site with their phone number, Google can find it and tell you about it.

Naturally, not you won’t find that each phone number is found by Google, so a paid service will come in handy otherwise. This will give you the full name and address of the person who owns the phone, and will typically also give you important background details.

It’s a good idea to find a company that offers unlimited reverse phone lookups for a flat one-time charge. This membership option allows you to log in at anytime you wish and use a reverse phone lookup.

A reverse phone number lookup is great tool to have up your sleeve, and they’ll come in handy for many circumstances.

Should You Refinance Your Mortgage Now?

August 30th, 2009
Comments Off

Many homeowners are considering taking advantage of today’s historically low interest rates by refinancing their mortgage. In many cases, they are able to save hundreds of dollars per month by refinancing. Whether mortgage refinancing makes sense for you can be easily determined by doing some simple math.

The first consideration is how much lower your new interest rate should be than your current rate. There is a common belief that if current rates are more than 1.5 to 2 percentage points lower than your current rate, then you should refinance. That’s a good starting point, but there is more to the story than just the raw interest rate.

Your real concern should be the total cost of the mortgage refinance both in the short term and the long term. The total cost includes not only the monthly mortgage payment (principal plus interest), but the closing costs, as well. Closing costs typically include such things as:

  • Appraisal fee
  •

  • Credit Report fee
  •

  • Processing fee
  •

  • Commitment fee
  •

  • Tax Service fee
  •

  • Flood Certification fee
  •

  • Discount points (if any)
  •

  • Title Insurance (based on mortgage amount)
  •

  • Recording/Notary fee
  •

  • Per diem Interest
  •

  • Real Estate Taxes
  •

  • Home Insurance (percentage of mortgage amount)
  •

Adding all these up can easily run into several thousand dollars, even without discount points. This is money that must be paid at the loan closing. In the case of a mortgage refinancing, lenders often advertise “no closing costs”, which is a bit misleading. The truth is that there ARE closing costs, but they are paid out of the proceeds of the loan rather than the pocket of the homeowner. This is possible when the homeowner borrows against the equity in their home as part of the refinancing.

As an example, let’s say that your home is worth $175,000. Your original mortgage was for $125,000 over 30 years at 7% interest. You still owe $100,000 on the original mortgage. The closing costs for your refinance are $3,000. If you simply refinance the $100,000 amount at a lower interest rate you will reduce your monthly payments, but you will have to pay the $3,000 closing costs out of your own pocket. If you choose the “no closing costs” option, your $3,000 closing costs will be paid by simply borrowing the additional money against the equity in your home (i.e. the value of your home less the amount owed). Your mortgage will now be for $103,000 instead of $100,000.

So, what about that widely held 2 percentage points belief we mentioned earlier? The monthly payment for a 30-year $125,000 mortgage at 7% interest is $831.63. For your new 30-year $100,000 loan at 5% interest, the monthly payment is $536.82, a savings of almost $300 per month. If the new mortgage is $103,000, the monthly payment is $552.93, still saving you over $275 per month. In this scenario, considering only the monthly savings, you would recoup your closing costs in as little as 10 months.

Sounds great, right? Well, there’s another factor you need to consider. If your original mortgage was $125,000, you’ve been paying on it for 152 months to get the principal balance down to $100,000. Therefore, you have 208 months left before the mortgage is paid off under the original terms. If you continue without refinancing, you’ll pay an additional $172,978 (208 months at $831.63 per month).

If you refinance your mortgage for the $100,000 you currently owe, you’ll pay on it for 360 months at $536.82 plus the $3,000 closing costs for a total of $196,255.

$172,978 <– payout without refinancing

-196,255 <– payout after refinancing

-$23,277 <– difference

In this case, by refinancing you will end up paying an additional $23,277 for the new loan over the original mortgage. This works out to about $775 per year, which may be acceptable to you in order to have the lower monthly payment now. You are the only one who can make that decision based on your personal financial situation. The important thing when refinancing your mortgage is to consider all the ramifications.

This is another of today’s money secrets that can help you get the most for your money in today’s lending market!

Plumbing Price

August 30th, 2009
Comments Off

Getting some plumbing work done? I have been an Edmonton Plumber for the last 19 years, and the most common response I get from clients is “Why do plumbers charge so much?” This article is meant to explain for you why we as plumbers charge what we charge. Most of what I am writing about will be based on prices in Canada and with the Canadian dollar, but you will get the idea of where the costs of doing business comes from. I hope that after reading this you feel better paying a higher price then going with a low ball handyman that may not be in you and your families best interests at hand, and you may not want to be a diy plumber.

When I first started my Edmonton Plumbing company I failed miserably at the whole price objective thing. I needed work and would low ball other plumbers to get the jobs. Often the clients that did hire me were not the best clients, and many times they were the cheapest people in the city. Which means that they wanted the job for a low price and wanted all extras for free. This almost put my company into bankruptcy, which is not good for me, or for my clients.

In Edmonton the average plumber charges 150-185 to come to the door, then 85-92 per hour for every hour after that. If you have a very small job that only takes a half hour you could expect a bill for 192.50 to 231. This price is high, but for good reason. The employee that comes to your house gets paid for his or her time. As well as the costs for the van or truck to get there. The costs for the plumbing company for that half hour of work is as follows:

Plumber’s labour                   65.76

Other staff labour                  26.44

WCB                                      3.29

Employment Insurance            4.11

Vehicle                                 15.00

Guarantee                             46.00

Advertising                             8.00

Overhead                              30.12

Total                                   198.72

As you can see this leaves about 13.03 for profit. Can you see now that there is a lot more to running a business then what someone might think. Yes, there are some plumbers that work out of their homes, have no real advertising costs, and do everything for themselves. These companies might make more per billable hour, but they have a lot more non billable hours to work. For instance when I first started I worked about 45 billable hours per week, and about 20 non billable hours each week. Not counting any overhead if I charged 85 per hour for 45 hours but worked 65 hours then my real hourly rate was only 58.85. Which when you think about the fact that I could work for any plumbing company in the city and make between 41-47 per hour the risk reward ratio is not as high as what you may have thought. One other thing I have not mentioned is that there are many clients out there that rip off the people that work for them. These are called losses.

After reading this you might think why would anyone want to do this? There is a lot of enjoyment that goes along with building your own company. And as you build you do make more money, plus when you are ready you can sell off the company for a capital gain.

Sciatic Discomfort - Quick Tips To Help Keep Your Sanity

August 30th, 2009
Comments Off

DISCLAIMER - The information in this article is intended for your general knowledge only and is not a substitute for medical advice or treatment. Always consult a medical professional before taking action.

If you have ever suffered from Sciatica or Sciatic Nerve problems you will know how uncomfortable and painful this condition can be. Sitting to eat dinner, driving the car, even sleeping can be greatly affected by sciatic pain and unlike many other joint or muscle problems it is simply not possible to isolate and immobilize the affected area until your body has had a chance to heal itself but if you follow these couple of tips you will have the best chance at keeping your sanity!

Accurate Diagnosis of your condition - The first thing is to get an accurate diagnosis of why you are in pain. Often times sciatica is caused by muscle tension or imbalances which can directly affect the discs and vertebrae in your back which results in a irritated sciatic nerve. Other ’structural’ problems with your spine can also cause this irritation and that is why an accurate diagnosis is essential for finding the best treatment.

Heat and Cold Packs - many people report gaining relief through the use of heat and cold packs particularly where the problem lies with increased muscle tension. Alternating between both hot and cold packs on the affected area has also been reported as a good pain reliever. The hot pack promotes blood flow and can release tensed up muscles and the cold pack helps in reducing the amount of inflammation so you are getting the best of both worlds when alternating between the two.

Physiotherapy - this is something that I have not had any success with in dealing with my sciatica, however combined with the right exercises and assuming that your condition is suitable to be treated this way there is no reason not to give it a go. Many doctors see physiotherapy as the first step to easing the problem and once again the blood flow in and around the muscles and loosening of joints may be beneficial to you.

Anti Inflammatory/Pain Relieving Medication - No doubt one of the most important steps to easing your sciatic pain is to reduce any inflammation of the offending area and of course to limit your pain so you can get on with life. Unfortunately this is where the use of NSAID’s or non-steroidal anti inflammatory drugs is the road most doctors take. Sure, they may ease your pain and reduce inflammation but if you had any idea of the unwanted effects these drugs can have on you I’m sure you would think twice.

Many back pain and sciatica sufferers are forced to use these drugs long term, previously myself included, as most back complaints are not easily or quickly resolved. This long term us of NSAID’s can have lasting effects on your health. Problems with kidneys, the liver, the intestines and the stomach lining itself are not uncommon and of course add to this the noticeable side effects like cramping, headaches and drowsiness just to mention a few.

So how do we protect ourselves against these problems while still getting the pain relief and reduced inflammation that we need? The answer is natural medicines that do the same job without jeopardizing our future health. There are many great all natural products on the market these days and for peace of mind there really is no other choice.

Give your body a break! For more information on the best all natural pain relievers and anti-inflammatories please head on over to Back Pain Products and check out the all natural Heal N Soothe. Your body will thank you for it!

After all your home should be as comfortable and cozy for everyone in the family as you can make it. A new fresh set of bed linen on the bed whether it’s Egyptian cotton, sateen or just regular cotton may help you feel more rested, calm and ready to take on your day.

The Excitement of Collectible Cards

August 29th, 2009
Comments Off

An alternative to the kids games on the Internet is a new and exciting pastime, the collectible card game. Children have the opportunity to pit their skills against others in person, and interact in ways that aren’t available in the online world.

One major attraction to the fun provided by a collectible card game is the art that’s available on these cards. Artists from all over the world contribute to the design and sometimes to the very concept of the game. The collectible card game fad is also popular due to the value of the trading cards, and the trading potential. If you keep the cards in great shape, their value can increase over the years. So besides a large number of hours of fun, you have an asset that can connect you with other fans over time.

Strategic gameplay with games for kids is also good for the imagination and improving creative skills. Kids have to use intellect and wit to beat out their opponents. A plus is that a card game takes no batteries, no computer, no special appliances. Just people! And the cards of course.

The tales behind the games also make for great entertainment. Perhaps the player will be protecting an entire planet from destruction. Maybe they will be able to act out a hero role in the activity. From fantasy to the now popular sci-fi themes, you can find anything you like in the way of concepts for games. Most trading card games are also family-friendly. This means the entire family can get together for some quality time and share in the fun. With some games providing positive messages, such as saving the environment, there’s a lot to be gained for everyone.

There are many stress relief solutions available to you. Try to pinpoint the problems you’re having. Is stress causing you to shut down and not communicate with your loved ones? Then you might seek a stress relief solution that works on relationship repair.

Or you could get right to the heart of the matter and focus on learning how to properly manage your stress before it begins to affect your health and happiness. That may mean seeking the help of a doctor, physician or other professional. For others, it involves the application of a stress relief solution such as herbs, aromatherapy, or even following a stress busting diet.

Stress relief can be achieved by taking action - whether that means tackling your stressed out mental and emotional state head on, or releasing stress through physical activity that sends endorphins rushing through your body. Choose what works best for you.
