As an investor, if you don’t have the right solution, it can be difficult to get enough motivated seller leads. Increasing competition, declining home values and a soft lending market make it tough on investors.

Tip your hat to a terrible financial market and a poor housing market because motivated sellers are not hard to find. Truth is, there isn’t. The question is, how do you find them?

I found that an excellent way to find motivated sellers is on the internet. Of course, there is no shortage of services offering lists of motivated sellers. I’m talking about an online presence that the owner controls and has exclusive access to. Essentially, a website that you own that captures leads of motivated sellers.

So how should you execute such a solution? It starts with a professional-looking website. It must show your business as legitmate and able to solve the problems of motivated sellers. It should illustrate that you have solved dilemmas for other motivated sellers. You’ll want to use convincing copy writing techniques to convince your visitors to want to contact you. It should contain avenues for them to submit their property details and contact information to you.

Starting with the professional website you can either design it yourself or pay someone else to do it. Or you can get a pre-designed template and make some modifications to it. Making something from scratch or buying a template from a store will require coding competence. Paying someone to do it will obviously take capital. You need to make the decision about what your time is worth. Are you willing to make it and make yourself worth $25 an hour? Do you have time on your hands and not much money?

Be sure to include plenty of convincing testimonials. Use your offline credibility kit and migrate it to an online fashion. Actual photo-copied letters are excellent if you have them. You should also consider audio testimonials. There is nothing more convincing than a satisfied customer.

Construct convincing sales copy to urge the visitors to complete your forms. I’ve found that Dan Kennedy is a great person to emulate when writing your copy. He’s head and shoulders above the rest for writing copy. Buy his book, The Ultimate Sales Letter, and go through it thoroughly. Each page should include a compelling call to action.

Finally, include plenty of lead generators. These are forms online that your visitors fill out. The fields on the forms will capture important property and contact information. Storing the data is vital and it will be necessary to do some minor programming to connect the form fields to the database.

The final step is driving targeted visitors to your site. One of the most efficient ways to do this is by using pay-per-click ads on Google. You can accomplish this with SEO and paid advertising. After you are getting visitors you may want to tweak your content to make it better. If your visitors aren’t turning to leads the way you would like then try rearranging or re-writing the content. Squeeze pages and landing pages offer a great way to get a great conversion rate.
